My fiance and I moved to Orangevale, Ca back in December to get some more space for the kids to roam and to finally get the cars f out of the garage and into a shop. While it isn't a vast landscape, we're finally out of suburbia and into a small piece of land we can enjoy. It's .6 acres and almost fully landscaped with a dozen citrus trees, grapes, etc. With the little uptick in the economy, architects are booked out months for plans. I wanted around 1000 feet for my shop and ended up finding a company called Barn Pros. that sells a 960 foot shop with good plans through Home Depot. After doing my research, we bought. The whole thing lands here May 1st so it'll be interesting to see how it comes. It's stick frame, comes with a good comp roof, garage doors, 6 windows, and a fiberglass man door. So far, the service has been top notch. Now I'm dealing with the county for my permit, tree fines (yeah, I guess I don't own them according to the county), and the concrete guy. Here's the pics so far.

Our plan is get married in this new shop in September, so the race is on. Neeldess to say, we are extremely excited.

Congrats on the expansion--I don't know how I could live without the space I have now, even after spending all of my 20s (and part of my 30s) living in apartments and a duplex. Keep us posted on the shop. I've been wishing for one going on six years now . . .

How much do they nail you for when you want to cut a tree? I know the oaks are protected in Sacramento county, but what else?

Thanks I appreciate the congrats. Yes Sac County has been very entertaining regarding the big oak back there. When I bought this house last year, I called the "tree people" as they're known at the county office to see if it was a heritage Oak, but it wasn't registered. However, this year when I went through the planning process, the inspector put a tree hold on my final permit, with a provisional permit to build. This means they want to inspect all operations during the build to ensure that we don't disturb that tree.......even though it's 23 feet away. These inspections are on top of the normal building inspections to be done as scheduled. The liberal.....I mean woman at the tree office has also decided that we should pay a $1500 one time fine for "encroaching on a protected oak that has the potential of growing a branch in my construction site's direction one day" (her words). When asked how she arrived at her figure, she said she uses a my site plan to determine how much potential damage the tree could take IF it grew a branch in that direction. Basically, she made it up.

Last night I explained the situation to my kids using ice cream as the example instead of the Oak. They were confused in that they paid for the ice cream, and now have to pay again to enjoy it. Welcome to dealing with the government kids.

Awesome! That sounds like exactly what I need, never heard of them. i was looking at $40k+ for a site built shop. Can't wait to see this progress, congrats!

That is some real BS for sure. Holy cow!

Good luck on the new shop! I grew up in a house that my back yard was the driveway, and my front yard was the parking lot of the restaurant next door. Not a blade of grass to be seen. Now living in the country on 2 acres and having two 36x28 garages I sometimes have to pinch myself to believe it! Having that back yard shop is a dream come true without question.

No rakes, no bikes, etc, etc. My wife and daughters call that garage "Man Town" Lol......

I'm not sure which is worse. Those rules in California or watching thousands of acres of 100+ year old oak trees bulldozed and burned to build subdivisions in Texas. It's a shame there is no middle ground...

Nevertheless, there are many where I live who have some nice non-permit shops . . .

Let me know if you need to get rid of any of that protected oak. They still let us burn stuff in my neck of the woods.

Yeah I work in El Dorado County and it's insanely challenging to build so much as a wood shed out here.

Permit should be all in this week! Come on concrete guy.

30-50K permit fees:hairpullout: Wow, that's a lot. I think the permit fee here to build my house was less than $500.

wtf!? That's crazy man. So far, my permit has been about $1500 all in. What was interesting though is that the county scans the address for any additional potential permits. In my case they found that my hot water heater operating permit was out of date. Got that fixed- $1000 later. Cool lol

Grading is done. Time for a wall and some footing forms.

Thanks Joe on both notes. We're super excited. Forms for the footings went in yesterday and the electrician came out to survey the panel to ensure it'll support the shop's requirements. Footings are ridiculously massive, but that's what the plans call for. These "kits" (if you can call it that) are sold all over the U.S. where different states have seismic requirements or flooding issues, so they make them extremely robust.

How did the kit look when it showed up? I have been looking at these online.

Currently Looking to move to the country, if the house doesn't have a detached garage one is getting put up. Just wanted to know your opinion

no kidding man. God forbid one of her branches falls on a car I built with my post-taxed money. How would the branch feel!? lol

The shop is waiting delivery in Roseville right now. It's not complete yet, waiting on the trusses to show up. I'm trying to hold them off until the 26th. I will post up some pics when it arrives. So far the concrete guy and framer are very impressed with its completeness and the plans.

Just a thought since your early in the build any thoughts on running conduit for things like power or internet out to the shop from the house? Seems from the pictures would be easy to add some conduit for some cat 6 cables at the very least. Even if you wanted to wireless in the shop having some cat 6 out there to the shop and add wifi from the shop would be much better experience. Just a thought.

Yeah I'm running the conduit this weekend from my panel out to the shop corner. The ground is being put in a few feet back from that leading corner. Luckily the panel will support it.

Not sure how I missed this! WTF --- that's going to be so sweet!

Thanks Greg. Yeah I was adamant about keeping that Olive tree out front. It's almost 100 years old and part of an original orchard that dominated that area. The oak could fall and I could care less.

Ok that dog is the best damn dog I have ever owned. Super ugly, always smells like death- even during the actual bath, and the dominant dog in the yard. However, she's incredibly smart, fast, and loyal. She's killed three moles and two birds since we started this project. She always puts the moles down on the footing trenches.

I've had 4 dogs in the last 30 years --- the Beagles lived to be 17 (brother and sister) -- weird -- Alice got sick (cancer) and died -- nothing wrong with Elvis at all - 6 months later he passed. They never moved unless they were shoulder to shoulder.....


Stella is 4 now and "Shadow" is 13 weeks..... looks like once Shadow (AKA "Bugger") and Stella are going to be the same way. Thus the "Shadow" moniker.

I (well I should say we...no scratch that...My wife) has a female Australian Terrier that is a killing machine. She's funny too, she'll attack wasps like crazy and kill them without getting bit...but she has no interest in a spider walking across the floor. I've seen her grab snakes we didn't even see off the side of a walking path and beat them to death...then just continue walking away like nothing happened. She's had limited success with the mice and moles that live in the evergreen bushes in our backyard though...not for a lack of effort though. She has the heart, just needs some tutelage I think.

Shop looks great! Bet you can't wait for it to be done.

Aussie's are a bad ass dog. I have always wanted one. Now that I have some space that might just happen.

I love those dogs. Super fast and smart as a whip.

We have a pad! Concrete guy is Jerry Solomon and did a phenomenal job getting me a dead flat, super slick finish. It's got two piers buried in a corner for my lift at 8 inches. The rest of the floor is 4 inches thick. They also graded the area for a new lawn and laid all of the gravel for my trailer parking area. First round of inspections went without a hitch. Onward to framing next week.

hahahaha- concrete shoes! Was kind of funny as the inspector that's been assigned to my structure was very confused. He is an older guy with a ton of experience. One of those guys who knows his stuff and doesn't rattle. He asked how I got a building permit without paying the fine to the tree shrew first. I of course couldn't answer that as I'm just going through the motions as directed by the county. Soooooooo......I asked him if he would be willing to sign all three inspections without me paying the shrew. He looked at me over his glasses and said "I could care less what you do with the tree lady. If you build this structure exactly as you told us you would, I'm going to sign you off as completed. "

The shrew may not get that call.

I have wood! Truck rolled up last night and delivered the dimensional and the siding materials. The trusses showed up this morning and look excellent.

We also spent the weekend building a small retaining wall. It's lined with water barrier and has a 4 inch perforated drain system under crushed rock behind it. That's some hard work man. No Oak trees were harmed in this process. I'm beat. Framing starts today!

The availability of the framer has been a bit off this week and last. They got 7 trusses up though which look pretty sharp. I'll update again Friday.

yeah that's gonna be my little metal fab area. I'm gonna line the walls in 1/8 inch white plastic plate for grinding and welding spark protection. There will be 240 down that wall as well as the back wall as well as a multitude of 110 outlets. Now if I can figure out how to turn that new TIG machine on......

Ok back on track lol. Started a new job this week so I've been slammed with getting up to speed.

We are ready for inspection 2 for shear, framing, and roof sheeting which will happen this afternoon. The framers did an awesome job ensuring everything was as tight and crisp as possible. Now it's my turn to get up there and roof this pig. Good thing it's 107*! Harness up!

Looks great! It is very much like a bit smaller version of mine. What are the outside dimensions of it again?

And how tall is the peak of the roof on the ends?

Mine is about 25' tall and I had to do a ton of bracing afterward because the wind would move the end walls in and out several inches. Of course I had garage door right in the middle of those walls which made things difficult.

Good luck roofing, just had mine re-done as well. I hired it out!! :D

Mine is about 25' tall and I had to do a ton of bracing afterward because the wind would move the end walls in and out several inches. Of course I had garage door right in the middle of those walls which made things difficult.

Good luck roofing, just had mine re-done as well. I hired it out!! :D

There were a couple diagonal braces on each end, but I added many more to secure the end walls in place. I'm in a high wind area and the big doors right in the middle of each end wall made them weaker and easier to move. Once braced up better they were fine.

And I hear ya on the roof, good call... :idea:

I just realized you're in Kansas so yeah- that's serious wind out there.

A little less than 3 months until the wedding. Siding goes up next after the Tyvek is all done.

been awhile since a post- so here's an update. PB smoked my photos which is super cool but whatever.

Got the Tyvek wrapped up and the siding all finished. After that was paint, then roofing, then trim. Painting was the hardest part of this build. With the walls being so high, and the wall in the back, every inch had to be painted on a ladder. Took me almost a week to finish it with two heavy coats.

We put an attic fan in for air movement which was pretty cool. This thing creates a light breeze in the shop and blows that blanket of hot air up top out. I'm going to install some side vents as well to aid in the hot air removal.

Once the windows and trim went in, it really started to feel like something. This is late August when it was 112* here. I worked on it every night after work into the dark to make the wedding date. My brother owns a high end garage door company and put in the Carriage House doors I ordered. He did what's known as a "high vertical lift" to keep the shop as open as possible. Dude is a wizard.

I ran all of the electrical and laid the outlets the way I wanted them. I put power everywhere and 240V outlets in every corner. Rick Davis wired it and set me up perfectly for me. He'll be an LG member very soon. Aimee and I insulated the walls and laid up the 4x12 sheets of rock. She and I taped and textured the shop. This took us almost a week alone at night until late.

four days later, it was wedding time! We wanted something really laid back so it was jeans, boots, BBQ catering, and Buck Ford and the Pure Country band. Was a hell of a way to christen the new ship.

An hour after we got home from our honeymoon- it was on. I used the Rustoleum Rock Hard epoxy on this shop. Last time I used the standard stuff they peddle and found it so-so. This stuff is no joke. It takes a little more prep, but it lays out better and seems much more dense.

Moved the '29 in for now. The Pepsi sign was my birthday gift from my wife. It's bad ass. It's 8'x8' and used to hand in the bottling plant in downtown Sacramento. She found it in the back of some shop in the south area and snagged it for me. It's stamped "Pepsi Co. Bottling plant 7, Sacramento 1960" on the back. Made some brackets and threw it up there. Two post still has to be put in and I still need to take down the mason jars we hung for the wedding and the bistro lights. I'll be using 6 T5HO housings in this shop at 17,000 lumen each. Fab area is coming together, but I still need to bring the brake and the welders in. Air still has to be plumbed, but the reel is up as is the reel for 110 power. lots to do, but I'm taking it one step at a time.

Still in Roseville? PM me with property details if so. My whole family relocated up there and may be looking at some fixers with land (1-2 acres), mainly for a shop LOL..

I used the Rustoleum (1st phase was beige 11 years, then went grey right over the top, 3 years ago) holds up fine on these hot Livermore days after thrashing these cars with the tires coming back boiling.

Also, what are you going to use for a driveway?, i've seen some driveways with grass through some sort of cinder block, looks great and mowable, my thought is u cant use everyday, but looks very "backyardy"

Thanks for the congratulations guys. I'm a very lucky man.

We moved to Orangevale and are much happier here. Hard to find land in Roseville anymore unless you want to pay some mega money. Orangevale is about the last hold out for land in the North area without paying millions. There are four hot rods on my street and my direct neighbor across the street restores army Jeeps. Pretty cool

As far as the terra solution, I'm just not sure. I'd like to put down pavers but they're just huge money. Gravel is a no go due to the sticky tire issues and it'll wash out due to the angle of approach I have to deal with. For now it'll be grass. I'm gonna sell my '29 and my El Camino to build the Fairlane so there won't. E much traffic on it for a couple years.

Look for the guys doing pavers on the new homes. They paver a model homes entire front yard for people to pull in. They then remove them when they sell the model and they keep the used pavers. I had them do my 9K sq. ft. drive and lot at the shop and it was cheaper than concrete. All used pavers, so don't all match:

Here it is with actual "car stuff" in it. It's an absolute pig sty right now as I'm still finding homes for all of my junk. Still have to bring the brake, the bead roller, and my shear in so it's gonna get interesting. The garage doors are high lifted so I've got nothing over my head but lights which are 12' high. Those are 3500k T8s which I like as they're not so blue and funky. Two post is in and works great so far. My little fab corner still needs the diamond plate for the walls to be put up, but all in due time. I sold the El Camino to a good friend and I'm just wrapping it up for him. Still need to plumb the air lines and I'm using a Max Air 1/2" flex system for that. The dryer is just sitting there and will be plumbed in a series of water trap loops as the line goes up the wall. So far, so good, Little by little it's coming together.

hahaha do that! We keep a nice variety of beers in the fridge and I have a lime tree right around the corner loaded up.
