Okay -- since the original post was lost in the server swap.... I'll repost this so that you guys will have reference for "before" and "after".... so here goes.
The new shop building... which was bank owned. The shop has TWO 16' high doors that are both 14' wide. Perfect for using the far right door/bay for the semi rig parking.

The main floor is 5250 square feet... so that ought to work our just fine! But it's dirty -- and lots of stuff on the walls that will be cleaned up -- and power that I can't use (480Volt 3 phase!)... So the electricians were in first - cleaning up and making safe.

This area under the upstairs will be my new "tool area".... it has heated floors!! Sweet!! It's 14' wide and 43' long -- so plenty of room for my stuff.

This building was last used to refinish doors -- so they had big sanders and a spray refinishing area ---- EVERYWHERE was sawdust and lacquer residue... so it took a bit to clean that up. They power washed EVERY SQUARE INCH -- including the ceiling and all the truss system - and then they washed the floor 4 times!

AND then this was the upstairs "office" --- what a nasty dark horrible dump that had to be to work in!! OMG just awful!

They gutted that horrible office ---- we added a couple windows in the walls overlooking the shop -- they'll open and the exterior window to the outside will be replaced with a window that opens as well.

The exterior wall (shop side) will get "barn wood" and a "eyebrow" shed roof over the windows made from corrugated galvanized steel.

When they put stuff back ---- I post up pictures. This IS NOT a car showroom --- it is not a "collectors" storage building.... This is a WORKING shed... the hobby to me is building and doing.... so it's not going to be done all fancy and pretty. It will be done with function over beauty... but on the other hand I'll also have some fun with portions of it.
I did acquire a couple "scale/size" appropriate signs with the new spare in mind....

Found the neon on FleaBay -- noticed the seller was very near me so sent him an email as I wanted to see the Mobil in person... turns out he has a store so went to check it out. Also turns out that he was needing some cash flow. NOW WE'RE TALKIN' -- as I am more than happy to help with that regard... ended up with the Mobil and the Nash. Called my moving company and the next day they're at my house instead of his store.

Well here's the deal Jerry.... the building is on a "circle" with no stop signs... and there's nothing happening in this little commercial area after about 5 in the afternoon. So I'm thinking.... I pretty much have the whole neighborhood as a test track!

The new shop doors are on order -- and they'll be 2" thick insulated --- and at the 10' level they'll have glass for some natural light.... They'll be overhead doors == not these roll ups -- but will still have side mounted motors.

No --- but if you saw the cul d'sac and the curved driveway and the "motor court" (I'd call it a f'n turnaround) at the house.... I'm thinking a guy could charge up the driveway - drift the turn around - charge back down the driveway and drift the cul d'sac and head right back up!
I mentioned this idea to Gwen today ..... she said "I wouldn't put it past you...."
To me --- that's tacit approval!!!

Big Ass Fan has caused a lot of study I can tell ya! Welder is coming to weld in "I-beam" for it.... up in the trusses. The 3rd new infrared heater is being re-oriented in order to make room for it... which actually works out really well....
The barn wood will be up next week... and the toilet isn't BLACK --- it's appropriately named THUNDER grey. This is a must as it has to match the barn wood and the corrugated steel (galvanized). One must have just a hint of color.
AND NO! I did not buy the lot in back. I really have no need for it -- and to date - Charley hasn't told me I need it.

I agree. My response to my wife would be "challenge accepted!" Then she would yell at me after I successfully completed it. I just cannot understand women. First the tell you to do it and then they get mad at you for actually doing it.

It will give me a bit more space than I have now -- but not all that much more considering I'll be parking the rig in there. So it's maybe DOUBLE what I have now which I could really use... but it's not like OMG wow look at all this space. I can add a couple critical tools I've wanted but didn't have room for....
I think there are ZERO members near me -- but there are MANY MANY hot rodders / car people in the Sun Valley area....

Lenie -- the Shed looks big -- until I put all the stuff in it. I've been measuring and it's amazing that I really won't have all that much "extra" room! Sad actually.
With the rig in the far bay -- that takes 1000 square feet all by itself! Then - this has a bathroom - which my current shop doesn't - and has a "reception area" - again I don't have in my current shop....
The big difference for me is that I can put the two race cars "in line" over next to the rig and still have lots of room to go in and out - and in fact - because of the "depth" of the building (68 feet) I can line up 3 cars like that and be able to go in and out. That's the one HUGE plus for me because now I have to move 'em around to get to one. Not a big deal when the weather is nice - but as you know living here - there's lots of days I'm NOT pushing cars outside just to move one. Since I don't use the race cars except to go racing - I can service them and then either put them back in the trailer -- or line them up out of my way. <insert happy dance here>
My best friends just bought a condo in SV... but it doesn't have a garage... and of course - they're not moving over (yet)... and he's already asked me if he can "store" his p/u in the shed while they're not there... and that's what happens... The good news is - it's a "beater" and can be left outside if I need the space.

Yup, I get asked that too... or they try to go around and ask my wife (she knows better). If my shop is going to be full, it's going to be full of MY sh!t, not storage for someone else's. (I could tell a funny story about a fancy "chenille chase lounger" that got stored in my workshop....:underchair: )
BUT, like you GW, I'm all for a buddy bringing a project out that we are going to work on now. Active projects are definitely the exception.

My foreman takes TERRIBLE photos ----- but this is the corrugated metal that is going on the walls in the "tool area" and along the back wall up to 10' height...
It's a very heavy gauge corrugated -- not the Home Depot variety that someone would buy for a shed roof.
It will give me good shop walls -- that won't be looking beat up 5 years down the road -- I can hang stuff right to it.... and or wash off something splashed without making a mess of a painted wall.

so they are using their subs as quickie fill work. Most of the guys live down near the shop so they can do this job quickly and easily. It's a pretty straight forward deal.

The BIG ASS FAN mounted but not completed yet (the yellow thing) === AND the 3rd new heater -- running lengthwise so it clears the BIG ASS FAN BLADES (12' in diameter). AND now you can see the new high bay lighting and what a difference it makes!

The new wall with door opening from the "man area" to the storage loft. This will get a custom built barn doors -- made of barn wood and the corrugated metal -- and slide on a barn door style bar. I ordered some pretty cool roller assembly that looks like gears... Sadly in this crappy photo you can't see what they look like -- but they're gears with lightening holes in them.

There are two man doors out the back -- they were kinda filthy and grey so they're now black and trimmed out.... and the YELLOW safety railing upstairs is now satin black....

It only produces 300 ft lbs of torque....
It creates a breeze but it's not high speed --- it's very subtle.... it moves big volume but not at high speeds so no wind tunnel testing unfortunately! LOL

Long as the neighbors don't mind the noise. The RWS air rifles are accurate and relatively quiet practice. All you need is a pellet trap in the shop. :D

Hahahahahaha --- yeah without the blades it was pretty sad looking.
I see they've started the copper lines for the mixer valve on the back wall now that the steel is up. I wanted hot water - and lots of it - to wash the big truck with. So I had them just make a mixer valve with some stainless plumbing and some ball valves -- the feed lines are 1" each....
There is lots of power going in and "MY" chest level -- all duplex (4 plugins per box) with split feed - so 20 amp separate circuit per duplex box. And yes -- so real high up the wall versions for "Stuff".
Foreman said 3 more weeks and she's done. PERFECT.

I have a muzzle brake on this one as well, it's a Surefire Socom 5.56 Muzzle Brake. I had my spotting scope set up to the left of AJ when he was shooting (100 yards) and every time he pulled the trigger my hair went flying and the scope had to be re-set. Doing that twice -- I moved! LOL. I'm shooting 62gr 5.56 NATO rounds

My comments in blue -- had to add this because otherwise it appeared I had no message... DOH!
When I was sighting in my Oly Arms Ultramatch in '92 there was an old guy and his two 30 something kids at the range one stall away and right next to steel roof support pipe.........they were shooting a .378 Weatherby Mag with a muzzle brake. The shockwave off that brake was violent and wrang the pipe something fierce too. I was flinching in anticipation of their trigger pull, had to relocate to dial my gun in. The SOB's shot 2 boxes of shells making them a LOT tougher than me. I was hoping they'd break a collarbone and have to quit!
Haven't been too fond of breaks ever since. :D

Got this update this morning from the job site foreman:
Hi Greg,
As promised attached from a really bad photographer this week’s snap shots.
Finished installing the garage doors yesterday and they’ll have power Monday or Tuesday, they look awesome with the window panel in the middle.
The barn doors are hung and with a few minor adjustments will be ready for paint Monday.
Windows arrived today and we’ll set them early next week then tackle the awnings.
Extractor fan is installed and ready to be wired.
Electricians are still working away bending and pulling wire, hopefully they’ll be done with everything by the middle of the week. BAF’s not spinning yet, but so close. Something to do with pulling wires for the garage door openers.
Plumber is all caught up, waiting to set finish.
Boiler and hot water is all vented and piped ready to fire up next week.
Welder will be in setting the handrail and the lower panels in the barn doors.
Roofer has only the bathroom to do with the corrugated metal and seal the Extractor fan.
Drop ceiling panels are in and ready for their final coat.
The goal is to be done with all the construction side of things next week so we can get the painters in for their touch up and the a big clean up….
BIG IMPROVEMENT is the new insulated overhead doors (tore out the beat to death rollup versions)

The blue overhead beams in the "office area" were painted black -- and now just need the windows to be installed. The wood column construction was required because that's where the plumbing came out of the concrete floor for the radiant heat. The boiler used to be here but we moved that to a closet downstairs under the stairway.... this will be finished out with barn wood and the corrugated metal used elsewhere in the shop.

This is the "reception area" as you come in via the man door.... I will just put one of my gas pumps and some related "stuff" on the walls etc. Maybe a leather sofa so it "looks like" a room.... but it's basically just wasted space. So we just put the barn wood wainscot on --- and gave it a BLACK dropped ceiling and some track lighting to clean it up.

This is the "barn doors" between the upstairs office area and the upstairs storage area. This gives me a large opening and since they don't swing out they use less room to open if needed (since they don't swing!).... I needed to be able to have access --- so might as well attempt to make them at least be "kool".

The area ain't exactly "race car alley". It's really pretty nasty and people just pile crap outside of their buildings etc. So making it look killer outside... as much as I want to... would just attract unwanted attention.

My builder just called me --- he was there this morning and thought he should call and express his profound love for how it's all turning out.... everything EXCEPT the floor. I agreed, and asked him to bring in a professional industrial floor company to do an assessment and recommendations.... with the criteria that it must be able to withstand parking a FIRE TRUCK with HOT tires on it... and must not yellow.... and of course it has to look kool.
BTW -- He was "astounded" at how much air the BAF moves!

Real welders don't have issues.....

I let the builder order it - not sure where it came from. I do know that you can order them from Home Depot! They might have got it there. But builders have lots of suppliers so who knows.

The math didn't work out to go with LED fixtures. I simply don't have that many fixtures (while the space is larger than most peoples garages - it's still not a warehouse!). So NO Big Ass Lights. I'll use them for light -- rather than using them for heat as I do in the Bellevue shed.
The guy that came out to spec out the dump -- just went with high bay fluorescents...
Frankly -- I've re-lamped the shop (T12's) once in like 8 years -- and they're on 24 hours a day since day one. I have 13 X 8' 2 lamp fixtures in the shop now. And they're the discontinued T12's
I got a nat gas bill when they were running the infrared heaters (then there were two) with the doors wide open over there... and the bill was $300 which is the electric bill here with no heat.

The builder and I have been working with various vendors to get the floors painted. I'm not a "floor paint guy"... in that I have always preferred a "working shop"... which means dragging heavy items across the floor - using the floor as a large anvil... or generally just not caring about "the floor". Makes my life easier.
BUT after all this work in the new shop - the builder and I thought we should at least look into doing the entire shop - not just the entrance - bathroom and upstairs office area.
Well.... this is quite the problematic area! My criteria was - that the vendor would have to demonstrate the product has been installed in real actual working shops with hot tires parked on it etc. In other words - if the vendor hasn't done this coating in an airplane hanger -- firehouse (where they park the trucks) -- or warehouse where forklifts are used.... "beat it!" Remember where I am -- so this is not a major city with plenty of guys doing this kind of work.
The first couple guys -- could only show us pretty little two car garages - in brand new houses (meaning brand new concrete) - with your grandmothers Buick parked in it. Uh..... No thanks.... scram! Beat it!
Finally got a couple people out of Twin Falls and Boise... actual real commercial guys... Bids are over $20K to as much as $40K. But what's most interesting is the sales pitches - which are mostly about NOT to use the other guys stuff.
Guess what my solution is? It's not happening. No way I'm spending that kind of money on the floors - while all the time worrying about when the paint is going to peel off. It's far easier to do absolutely nothing and not have any worries.
So here's the funny part.... since it's just a small job and I'm not going to be driving on it -- I can now just use the little home garage guy and have them do the office and entrance and bathroom.
Pics of "the rig" parked inside sometime this next week depending on whether or not I get brake parts here for the Mustang. As soon as that job is complete I'm hoofing it to SV! Yippeeeeee

A good commercial buffer, scotchbrite pads, weed sprayer with appropriate cleaner, hose and squeegee can be had for a lot less than $20K. But finding someone dependable to operate the equipment can be a challenge.
That's how I cleaned the service bay every Friday at 4:30 at the local Porsche dealer in the mid 70's. Looked great.

When I worked at the Mobil station on 102nd and Halsey Street -- we cleaned the floors with solvent - then a water rinse and a squeegee... we also washed our hands face and arms in LEADED gasoline. All of which has since been deemed highly inappropriate... LOL
I'd do what Sieg suggested. Then I'd get a concrete water based sealer, and seal the floor. It will soak in and it looks like you didn't put anything on it. It will keep the concrete dust down to a minimum.
All the suggestions are good -- but we don't know how the floors were used or treated in the past. The building was first used as a heavy metal fabrication business -- not sure if anything in between -- but last use was a commercial door refinisher... and the floors "APPEAR" to have plenty of overspray of various stains and clear finishes. So to go back now and try to put something on them would just be a complete guessing game.
The big commercial floor coaters quotes all included GRINDING the floor surfaces to clean cement.
What about staining the concrete?
Per above.... works nice on a nice new floor.... and Staining was / is an option. But I think I'm sticking to my original plan of just using 'em the way they are. I'm really not trying to build a collectors showroom. I like pounding - welding - grinding - beating - dragging... GORILLA STYLE. LOL

Even with that prep it's only addressing surface contamination. Chemicals wick themselves into concrete and once the top is sealed which keeps the concrete from being able to breathe, "contaminated" moisture or gases trying to escape have no where to go and compromise the bond or discolor the finish.
Personally I like my concrete a little on the trashy side...........

That would have pissed me off almost as much as the spray in foam insulation guys getting overspray all over my freshly poured, smoothed to a baby's bottom finish, not sealed outbuilding shop floor that I was planning on finishing somehow someway. :bigun2:

When I worked at the Mobil station on 102nd and Halsey Street -- we cleaned the floors with solvent - then a water rinse and a squeegee... we also washed our hands face and arms in LEADED gasoline. All of which has since been deemed highly inappropriate... LOL

The builder and I have been working with various vendors to get the floors painted. I'm not a "floor paint guy"... in that I have always preferred a "working shop"... which means dragging heavy items across the floor - using the floor as a large anvil... or generally just not caring about "the floor". Makes my life easier.
BUT after all this work in the new shop - the builder and I thought we should at least look into doing the entire shop - not just the entrance - bathroom and upstairs office area.
Well.... this is quite the problematic area! My criteria was - that the vendor would have to demonstrate the product has been installed in real actual working shops with hot tires parked on it etc. In other words - if the vendor hasn't done this coating in an airplane hanger -- firehouse (where they park the trucks) -- or warehouse where forklifts are used.... "beat it!" Remember where I am -- so this is not a major city with plenty of guys doing this kind of work.
The first couple guys -- could only show us pretty little two car garages - in brand new houses (meaning brand new concrete) - with your grandmothers Buick parked in it. Uh..... No thanks.... scram! Beat it!
Finally got a couple people out of Twin Falls and Boise... actual real commercial guys... Bids are over $20K to as much as $40K. But what's most interesting is the sales pitches - which are mostly about NOT to use the other guys stuff.
Guess what my solution is? It's not happening. No way I'm spending that kind of money on the floors - while all the time worrying about when the paint is going to peel off. It's far easier to do absolutely nothing and not have any worries.
So here's the funny part.... since it's just a small job and I'm not going to be driving on it -- I can now just use the little home garage guy and have them do the office and entrance and bathroom.
Pics of "the rig" parked inside sometime this next week depending on whether or not I get brake parts here for the Mustang. As soon as that job is complete I'm hoofing it to SV! Yippeeeeee

Thanks TC! I'm going to dig into my myriad of options once I'm over there this week. While I'd love to have the floor look badass -- and I really think they'd enhance what I've already done to the building... As I stated before -- I'm not going to spend huge money on something unless I'm certain it's the right stuff.
It's really only me that ever sees the inside... and I'm probably the guy that doesn't care - the most.
I think I'd be happier with a stain than I would be with a paint/coating. Just seems more shop like for the way I use it.
Charley did his floor with a stain and it really looks nice! It even withstands oil!

I don't know what can be done Mike -- so I'll get into it when I get over there and I can talk directly to the people. Going thru my builder -- who is a builder but not a shop guy -- and not going direct - just creates problems. So it's a "I'll do it myself (as far as discussions go)".

When I did my floor I washed it with acid and it was a new floor.
I'd wash and power scrub the floor and acid wash it. Then apply a clear concrete sealer, just to keep the dust down, not to make it look better.

I leave the middle one off intentionally because I'm tired of buying the "chromed plastic" POS.. and was down to 5 total -- so took the center off each side for symmetry.
Not only did I notice -- I'm the actual guy that took them off. On big trailers like this the HUB is an oil bath - not a packed bearing. The center of the hub is clear plastic "cap" / "window" - with a rubber plug in the center so a guy can add hub/bearing oil to it from time to time.
The big ass stupid chromed plastic "hub caps" have to be knocked off with a hammer in order to SEE the oil level.
On my 5500 mile journey to Texas and back -- I noticed some oil fanning out from the center of the wheel on the front passenger side - so after checking all of them and filling as necessary - I decided not to reinstall that one so I could do a quick visual check at each stop. Now that I know it's good to go - I will put the cheap ass chromed plastic (did I mention POS?) back on.

Thank you! I think it looks "fine" considering I did it all "on the cheap". It's more about "restoring" the electrical that was missing... and adding some... getting the lights to be bright enough for my old eyes... and just making it look more "man space" than a warehouse "commercial space".

I paid special attention to the floors today Steve... the decision was made on the color -- a grey base with black and white and grey color chips.... and I'm doing the entry - the upstairs - and the "machine room space" - but not the main floor. I know me - the first large thing that gets delivered - I'll be by myself. It will get drug - pushed - pulled - scraped and manhandled -- all across the floor. I like 'em so I don't have to be a sissy about 'em. It's a shop... it's not about showing off or being pretty... and I know me and how they'll be treated.

I didn't bring anything over other than the cars Dan. My truck/trailer just isn't set up for freight hauling and I'd rather not be bothered trying to turn it into one. I'll let the movers just do their thing when it's time.
This trip was really about meetings with the architect -- and I figured as long as I needed to come over - might as well make the trip fun by seeing if I really could get the rig inside etc.
I wasn't going to get the cars out - but the guys that have worked so hard to get the building done kept asking to see them so I thought what the heck. Only takes a few minutes to unload 'em. The Mustang is pretty wicked sounding in that big hollow building I can tell ya!! LOL

The guy that originally had the building built... has been very helpful and has been involved with just about anything that has to do with metal. There was a
piece of railing laying outside up against the building. He came and got it and added the "return" to it - sand blasted it and primered it so it can be painted black....

Oh trust me! I'm chomping at the bit waiting for the "big move". It just has to wait until I can be around to manage the packing up portion - because you've all seen pics of my little shed - there's a TON of stuff in there - and much of it is sentimental - or from my old Funny Car days etc and is irreplaceable. I NEED to be there to make sure all of that stuff is handled with care.
That floor color will probably help with lighting too.
I've made the executive decision to NOT paint the shop floor area... despite me having to suffer the wrath of Charley... The other areas in there are just foot traffic - so I can have them done and it will have a more "finished" feeling. I've even thought about tiling those areas. But I think the paint will work just fine.

The house was designed with the shop under it... but when it went to "bid" the cost was prohibitive - or let's just say - there was no value in doing it that way whatsoever.... So I scuttled that idea and bought a commercial building for about 1/3 the bid for the other home version.
Then I borrowed SOME MORE money from Charley and remodeled it...
If you aren't going to coat the shop floor at least diamond finish it.
^^^......and install a web based camera system so we can watch you slip and bounce on your butt when it's wet.......preferably 60 fps slow motion. :thumbsup:

It's working out just fine Mike! The space left over after the rig is inside and the cars are parked along side it (I can get three end to end with huge space in-between each one) is way larger than my total shop WAS... SO I'm happy!
I can't wait to get some neon strung up - and all my gas pumps and signs and junk and tools and more junk - and posters and junk.... in there!

Perpendicular to the last post holding the upstairs storage area up... car can drive straight in... from that last post to the back wall is about 15 feet. That way I can mount my swing arm lights on the wall pointing back at the car and one on the horizontal beam on the "loft" side and have plenty of light.

You can do a 4 post lift with ramps to drive a car off the lift onto the mezzanine. Just make the railing removable. Then you can sit in your car up there and stare and the crappy concrete floor down below.:D

It's there - as many things are currently - from one of the workers... they all bring their dogs to work and that's a portable dog bowl.
Sun Valley is super "dog friendly". If you go into a store and leave your dog outside - you get scolded... Everywhere you go people have dog bowls and dog treats... and many have their own dog there at work with them. One store has three generations of Black Labs - the Grandpa - the Dad - and the Grandson in the store every day. Stella loves to stop by on our walks to try to steal their toys.

Let's just say it's more 1950's in attitude towards other people.... nobody is trying to push their personal agenda on the other guy. It's pretty laid back old school America. Guess that's why I feel comfortable there. People just like people and pet their dogs and know their names - and say hi when they meet a stranger in the street...
Seattle has gotten to be a place where it's just everybody scurrying about in a big hurry... nobody says hi - couldn't understand them if they did... it's all about "them" and their Gucci purse...
