Hi there fellas.. My wife and I have been graced with 4 beautiful healthy kids.
Our home at 4,266 sq. ft. is paid for. She has a new 2013 JX35 and I have a nice ride too, which I intent to paint in the next couple of months.
Ever since We began to build our Home 14 years ago... when all we had was the house plans and 2 joined empty lots, we had envisioned where and how our pool would look like. Well, this last weekend we talked about having pool company come in and build our in ground pool. The last 4 years our jobs have granted us with the luxury of being able to say... we can do it now! Thank God...
Hard work really pays off, let me tell you. More often than not it takes more than a HS Diploma to be successful in life. Yes one can get lucky, catch a break and earn 6 figures on a HS Diploma, but it's a hell of a lot easier with a Bachelors deg. and less than 10 years.
So entertain me with some pool info...!

I don't have any pics to post, but I spent 2 years building pools in Las Vegas in the mid-90's so I've got some experience on the topic. Are you looking for something fairly simple, or something elaborate with a spa, rockwork, waterfalls, etc?

I think you need to up your budget some. It's pretty easy to go $30k+ with just a basic pool. Going moderately fancy can get you to 6 figures quickly.

I don't mean to pee in your proverbial pool, but I have to share a joke/story quick.
My folks go to visit great friends in the telephone industry who own an exchange in Cornelia GA. Both are amazed by the backyard sanctuary with boulder walls and beautiful landscaping surrounding the elaborate pool.
Conversation between my Dad and his longtime friend turned quiet after all the topics of investment, contractors, time and maintenance... not to mention hosting guests of course. Milt turns to my Dad and says, "Bob, do you know the difference between a boat and a pool?"
My Dad plays along instead of citing the obvious and says "What's that?"
Milt says "You can always sell a boat Bob.":cheers:
In the way of contribution I have little to offer but I recommend the chlorination system where you add salt. My X-Bro-in-law had that and it was really nice. Easy on the eyes and the kids, very simple to administer and much safer to have around in terms of chemical storage.
Regarding storage, prepare well for all the clutter that gets played with in the pool and what is used on the deck area... have a changing gazebo or something thought out. Good Luck! :thumbsup:

I think you need to up your budget some. It's pretty easy to go $30k+ with just a basic pool. Going moderately fancy can get you to 6 figures quickly.
yeah my parents pool was built 15 years ago and ended up at 22k and its a pretty basic pool something like 25' x 12' with a raised spa and in ground cleaning system. deepest point is less that 5 feet!

Having had a pool or two living in AZ, there will be a bunch of costs that come up like weekly service, keeping it clean, heating the pool or jacuzzi, repairs, special gates for kid proof stuff, etc. Not to sound too negative, they have there plusses but the cost per hour of fun is VERY high.
30-40 K will be an average at best pool. Check references are a must.
Sounds like your in great financial shape, congrats. I suppose you are in good shape because of wise money decisions. You will figure it out.
Buyer beware.
One positive out of this economy is that it has weeded out most of the dishonest, unqualified pool builders. A few years ago (when we built ours) everyone was a pool builder and alot of people got ripped off and/or crappy pools. Just like getting a car built, get references, check licenses, complaints ect. There's different levels of quality and the last thing you need is an inferior product sitting in the middle of your backyard! With that said it has been a great investment for our family and weve had alot of good times with it. In fact this Thursday is the 5th annual end of school year swim party at our house!

I dont have any experience, or much advice to offer... But hearing what your asking to "get" with the "budget" you've got in mind, seems they are a bit off (atleast compared to what people have got around here).
25-30k is a fairly basic, nothing special pool with standard cleaning systems. Nothing fancy AT ALL.
Not to mention all the weekly/monthly costs to maintain it (all year long)...
personally, I almost feel that "if i have to ask how much its going to be to maintain a pool after paying to have it built, i probably can't afford it". lol thats just my thought process on it anyway.
But certainly do your homework, LOTS of it. Get customers names/info so you can go talk to them.

Fiberglass or Gunite?
Haven't done much Fiberglass pools in the last 3 years, most have been gunite, but fiberglass does have its advantages! non-porous easier to maintain. Structurally stronger than Gunite, quick install.
Price point wise, small pool in California - fiberglass may be cheaper. 25 -30k
Medium Pool - gunite and fiberglass are equal in price 32k - 38k
Large Pool - Fiberglass is more expensive 40k - and up
naturally if your talking apples to apples design/size and amenities.

I've had two pools built and was happy with both pool contractors. Referal's are a must and how long in biz. As said earlier, this economy has weeded out alot of the di$#weeds.
I am a glazing contractor and am experiencing growth right know based on reputation alone, "you can't go into walmart and buy a reputation, bad or good, they come earned!"
I LOVE having a pool, i could live in a chicken shack as long as i have a pool. Sure theres maintence and expense, but IMO, its worth it.

I live in Washington --- and feel the same way.... wouldn't trade my pool regardless of the "value proposition". What you'll find (at least here anyway) is that the pool becomes a SOCIAL SCENE... the sun shines - the phone starts ringing. It ends up being a big bbq - gathering spot... and we love that part of it the best.
Costs?? If you have to even THINK about what it costs... fugidabodit... pools are ridiculously expensive to maintain and repair... and they are ALWAYS being repaired or maintained.
BTW --- I'm certain this depends on where you live - but I think your "budget" won't get you anywhere near your dream... My heater (nat gas) was 10% of your high range all by itself - and most pools are bid "to the coping" not all the landscaping that will absolutely need to be done once you're done digging the hole and filling it with water. The deck around my pool cost what the pool itself did.

I'd build one that is big enough. Between water evopration, liner maintenence, chemicals, and don't forget keeping it clean, they can be a real pain in the ass. I'd definitely put a large flat shallow area where people can set in low rise lawn chairs and an umbrella. When mine needs redone, I"m going to add that feature.
With all that said, they are worth the trouble. Especially in Vegas! Jumping in the pool commando beats a cup of coffee anyday.

I think you all just talked me out of a pool. Some one gave me an above ground too. And I just wanted a rinky dink above ground. NJ only offers ~3+ months of use.

A pool is better than an investment in a new car..
Getting some memorable times with your kids growing up around you is plenty an incentive to finally build our own. If it lasts till I retire, I'm happy with that.. !
I'm going on 47 and I'm not getting any younger. My oldest kid out of 4 is 12 years old, the youngest is 5... A pool has to be built! :thumbsup:

I have a bathtub compared to the one posted at 16x32. It was something like $22k.
I've had it about 6 or 7 years. We get plenty of use out of it here in NC. I gotten in as late as Nov. and as early as Mar. I don't have a heater. But I am getting ready to put in a salt generator. I want to get away from chlorine.
The main chemical I need is soda ash. Trying to maintain proper PH is the most demanding for our climate but even that isn't too bad.

Our Son was born in 92 and enjoyed that pool (once old enough to take lessons and learn to swim) until we moved to Phoenix in 2000.. Once we relocated here and found a home we had a pool built and have not looked back. The other side benefit of the pool is the exercise and the most important "Family Time" spent. This also kept my Son close to home growing up as he invited his friends over to hang out / swim. My Son is now in college and to this day still talks about the fun he has had swimming, friends , family! The expense and time for keeping it maintained is a bump compared to the benefits.

Saturday, a pool company showed up at my place to give us a run down and quote.. We are looking at a 40K + pool as we envision it.. Let me upload some pictures so that I can show you all what we have to work with..
Seamless beach entry from the porch area.. fenced in at porches edge by a Mediterranean style 4 foot fence with self locking gate.. Beach entry raps around corner of porch into a slow incline into pool.. 12 inch step into 3.5 feet of water. Deepest will be set at 6 feet. 7 feet high turning slide which is over a water fall and cave where one can go under and hide for some relaxing water fall sounds.. 3 jets of water at the beach entry with illumination for the whole pool area with changing colors.. 12 feet wide at widest point length of pool exceeds 30 feet... Pictures coming..!

Wow....you guys are lucky. Where I live quotes for a basic gunite rectangle (no waterfall, beach, hot tub or palm trees) start in the $60k range. For a medium size free form with a beach area, waterfall and some landscaping quotes were in the $120k range! Needless to say, end of our dream!!!

Double very nice, I really respect "old school" business's that roll/reinvest in the changes that current business dictates. Software like that is not cheap, and you still have to maintain and staff it. Sounds like a win/win...good luck to you...My pool is currently 83 and lovely lol...

We are shopping for a pool contractor in Phoenix right now and everyone one we've talked with all say to steer away from Saltwater systems. They all suggest using a UV Bioshield unit in combination with a cartridge style filter to treat the pool water.
I must say though, shopping for a pool installer has been an eye opening experience. It's the last thing we are working on for our new home, and we still haven't reached a decision yet.

We've been getting very mixed messages (thus my inquiry to you all). Some won't install them anymore and others wouldn't want it any other way. Im really not sure what to think.

Along with salt, comes corrosion... And I think it was the salt generator itself they said costs about $3000 and it'll need replacing every 3-5 years.
The UV inhibitor systems really work well on keeping the water clean and limit the amount of chlorine you need to use.
We've had 4 companies bid our pool, they came in starting at $51k and top out at $70k. Our problem is the high bid is the only one that has access to build the pool while the house is being built, the others all would need to wait until after we close to start on the pool. We are trying to decide what that convenience is worth to us...

I'm in Ca. and just had a UV system and ozone generator installed and we love it. Still requires a little chlorine but you can't even smell it. I had contacted my pool co to have them switch me over to a salt system but they recommended this setup instead. I love it.
I was also in Scottsdale a couple months ago and saw my dream pool. Since you are in the area go see Toll Brothers Talon Ranch and look at the pool. Here are pics. Here is the pool designer also.

What corrosion? We have had a salt system for 5 years and I don't see any corrosion issues. I get a little salt build up under the water fall. But its super minor. Just curious. We love the salt and I dont feel like the pool dries out my skin like a normal pool.

5 years huh..... perfect -- that's almost exactly the length of time the pool guys said I'd be replacing my heater and pumps if I went with a salt system.

Because you guys brought this thread up from the dead, I'll update you guys.
My wife, kids and I came to the conclusion that having a pool although a great investment it would be to much upkeep, expensive and a lot of work to maintain. So we did what a rational family would do. We bought a beach house in Galveston Sea Isle community with a beautiful view. We paid 178K but the pool is now our beach.
Here are some pictures. We christened her "Dat View Tho"

5 years huh..... perfect -- that's almost exactly the length of time the pool guys said I'd be replacing my heater and pumps if I went with a salt system.

We are starting construction on a new house in Peoria, in the NW corner of the Phoenix area. Should be finished in Jan-Feb 2018. Once our KC home sells we'll probably move that direction and rent until it is complete.

Looks good Lance. The Spa must really be driving up the cost as we're doing a similar pool with no spa (I like the separate ones) and first quote is sub $40k from Presidential.

That right there as it sits ranges from $58-70k depending on installer. We went with full upgrades on all equip though including 400k gas heater, cartridge type filter, UV Bioshield, in floor cleaning, water features etc.
Was surprised, the Travertine decking really wasn't that expensive (actually extended it under covered patio and sidewalk to bath in RV garage). We also added 5 umbrella sleeves and a stub for future BBQ install.
Are you getting a baja bench? and how deep overall? This one is 3' on each end 5' in the middle.

Life has changed just a bit for us since my death diagnosis.... So we're moving our longer term plans "ahead"..... which would be warmer winters somewhere - and a larger boat in the pacific northwest for cruising in the summers to Alaska etc.
It can take 5 minutes or 5 YEARS to sell a house like ours here..... although --- it was listed as of last week -- and one couple is back for their third trip thru and asked if they could come up tomorrow evening.... LOL

The advantage of having the spa connected to the pool is they both share the same water so you are not maintaining chemicals in both.

If I ever build one, it will have a large shallow area for chairs and an umbrella. That or a beach entry. It gives you a place to hang out and stay cool in comfort.

Our quotes have included in-floor cleaners, remote activated pump/lights, etc.. If we forego salt it would have the UV and Ozone. We're not doing a heater, at least not this go-round, so that makes a difference. Overall size is 13/14x26, so not a huge pool. Max depth is 5-6 ft. Large Baja shelf that runs the full width on one end, with a cutout for steps going down. Water feature running 16 ft along the backside with sheer descent spout. Travertine around the pool, and $5k in pavers under our patio (600sq ft).
We're not planning on doing the umbrella sleeves, other than in the shelf. The moveable umbrellas on the deck seem like the way to go for us and we avoid water sitting in the sleeve and breeding mosquitos. At least that's what we've been advised. I'll enjoy being able to move the umbrella wherever needed.
Seems like we'll be at 45k including the patio pavers. Might have to do a putting green too...

I'm not a big fan of travertine anymore either. It pits and is high maintenance. It was the rage around here for a long time. Not so much these days.

Hey Todd, so do you see people doing the Kool-Deck (or whatever it's called) acrylic instead? This seems like one of those things where there's not a perfect alternative.
Kool-deck- Heat resistant but not particularly good looking
Travertine - Fairly good with heat but awesome looking
Pavers - Durable, but the bottoms of your feet get a tan too
This seems to be the issue with building a pool in general. Everything sucks in one way or another. There's no fool-proof alternative, no matter what you spend.
Honest question though, how much of the pitting was caused by the salt water that has been all the rage for the last 15 years? I really don't know...

Jeff, I've seen so many problems with travertine inside properties. From cracking to pitting badly. It seems to be a very porous stone.
I'm with you, I wouldn't use kool deck either. It looks cheap and needs repainted all the time.
Are pavers really that much hotter than travertine? Do what I did with the roof tiles I'm putting on my new home. Lay them out in the sun and put a temp gun on them and see if it's really an issue. I'd at least look at some other natural options.
The custom house I sold was a maintenance nightmare so I tend to stray away from anything that I know will cost me money and headaches these days in favor of sustainable materials and landscaping.

You and I are totally on the same page when it comes to wanting low maintenance. Our primary goals with this project are to make our summers more tolerable and keep from having to buy another house with a pool that requires a lot of maintenance, repair, etc.
We really aren't interested in having every "pretty" feature available. We wouldn't even have a water feature in the build if we didn't want to mask some of the highway/road noise we tend to get when the wind blows West.

That pool looks very useful, I like it. That is the kind of water feature I'd get if we weren't putting the spa in. Our spa will act like that water feature if we want, water spilling over the edge into the pool.
We walked on both red pavers and some red stone on pool decks during a hot day and they were DAMN hot...compared to Travertine. The kool deck is the coolest temperature wise by far, but looks dirty all the time, definite no from my wife.
This is the first I've heard of Travertine being an issue, everyone I've talked with says it's the best alternative by far.
I too am looking to lighten up on the maintenance, of course I've been taking care of this for 17 years so hopefully just about anything will be easier for us.

Went down to visit the presidential pools "Pool Park" showroom. We were able to walk on all the different materials, it was a sunny 105. It seems to me that the color of the material has a greater impact on how hot it feels than the material itself. The darker travertine and kool deck seemed as hot as the lighter pavers.
The one that felt significantly cooler than all others was a very light tan limestone.

Would make sense that the limestone would be cooler -- it's less dense -- so think about walking on a beach.... although I've walked on sand that would dang near burn your feet!
Make sure you ask and understand the effects of what water treatment you decide on, would have on the various deck materials etc. Our friends in Tucson had to have the waterline tiles replaced because they couldn't stand the white line the water made on them. Funny -- they were "glass" tiles.... you'd think that wouldn't happen but it was nasty looking.
Limestone is a super porous material.. and I'm wondering if you used salt water treatment - you might be real unhappy with the salt stains that could form.
Our water here is SUPER loaded with Calcium... I have to pre-filter the hot tub water. If I don't - I have to drain it and clean the whole thing with CLR (Calcium - Lime - Rust remover). It's crazy, and no amount of chemicals added to the water will make it go away. It actually used to create chunks of white calcium "scale" and spit it out of the heater before I figured out how to filter it first.

I have been working on my back yard so long, I'm sick of yard work. Still a few more things I want to do but until the dogs go out the open gate or they die its probably not going to happen. But its great fun in the summer with little kids and we entertain alot. The salt water pool is awesome. My skin doesn't get dry from swimming all day.
Here are a few pics from over the years. I have gotten rid of the potted plants as those are cool. But the jungle look is just too much up keep.

My 3 year old rides the car into the pool. Yes home shop for my personal cars and shop inventory storage. I traded a 4 seat UTV and a paint job for the solor panels. Kinda nice having no power bill any more. Glass doors look awesome. They are not much more then a standard roll up door to my amazement.
I had the big trees planted with a tractor and did the rest by myself. If you find a wholesale grower the palms are way cheaper. The Sago's around the perimeter were all 30 Dollar plants 5 years ago. The big dates were expensive but worth it for the size. Most of the Canary dates were 60 dollar 8 year old trees 5 years ago. In 20 Years I'm gonna look like a casino in my back yard.

That looks fantastic Roger, well done! We signed on the dotted line today so we should have some dirt moving by mid-July. Went without the salt generator, but have a cartridge filter, UV and Ozone system to help keep the maintenance as easy as possible.
And....We decided to forego putting real grass back in the yard. Adding 400 sq ft of long grass for the dogs to play on and a putting green for me! I'm super stoked! We spend a lot of time outside, even in the heat, so this will make it even more enjoyable.
